Every four years, all Saskatchewan properties are revalued – for property taxation purposes. The last revaluation was in 2013 and used a base date of January 1, 2011 (real estate transactions up to January 1, 2011).
All Kerrobert properties have been revalued for use in 2017 and an Assessment Notice is enclosed. The legislated base date means that 2017 values reflect a property’s value as of January 1, 2015.
Please keep a few things in mind when reviewing your new assessment:
This is NOT a property tax notice;
Does the “Assessed Value” reasonably reflect the January 1, 2015 market value?;
You have until May 31, 2017 to appeal the new value; and
The basis of your appeal cannot be related to potential property tax increases … there must be an error in the assessment itself.
For your convenience, the notice includes last year’s assessment for comparison purposes.
Your new ‘Detailed Property Report” is available upon request at the Town Office, free of charge. You are welcome to call our SAMA Appraiser directly at 1.800.824. 2570 for specific details that our office staff cannot provide.
You may also find “SamaView” helpful if you are curious about other property values. Please visit: www.sama.sk.ca and click on the SamaView link. We find the Map Search option quite interesting although, be warned, it is not 100% up-to- date. Some newer homes and subdivisions are not yet on the map. If you need help navigating the site, please do not hesitate to contact the Town Office.
Assessments have increased significantly since the last revaluation in 2013. If your assessment doubled or even tripled, this does not mean that your property taxes will increase at the same rate. Neither the Town of Kerrobert’s mill rate nor the education mill rates have been confirmed; therefore, at this time, we are unable to calculate how your new assessment will translate into property tax dollars.
